Sales reports

See how fast units sell, which agents and agencies bring the reservations, whether buyers pay on schedule and which lead sources pay off, for a period and project.

Sales reports are on the Sales tab of the Dashboard, for owners, admins and sales staff in workspaces that sell off-plan. They are available on the Trial, Growth, Pro and Enterprise plans, the same plans as Reservations. On Starter the tab shows what upgrading adds.

Choose a period and project

Pick a Period: This month, Last 3 months, Last 12 months (the default), Year to date, or Custom with your own dates. Then pick one Project or all of them and select Apply. Months and days follow your workspace time zone, so a sale late on the last evening of a month counts in that month.

Amounts are in EUR. Reservations in another currency are left out of every figure.

Sales velocity

Units reserved and sold in the period, the value of reservations paid in the period, the average days from a unit's listing to its reservation, absorption (reserved and sold units out of all units) and the months left to sell out at the period's pace. The chart shows paid reservations and units sold per month, with the same numbers in a table under it.

Unit status dates are recorded from the day this report arrived. Changes from before then that are still in the activity log (about the last 12 months) keep their real dates; older ones are estimates, and the page notes which dates are approximate when your period reaches back that far. A unit's starting status is not counted as a sale: a unit added already reserved or sold is not reserved or sold in the period.

Agents and agencies

One row per agent for the reservations paid in the period: the number, their value, and the agent's commission owed, approved and paid from Agent commissions. A sale with no agent behind it is on the Direct (no agent) row. Switch to By agency to group agents by the agency on their profile. Someone who is no longer an agent shows as Former agent with their totals.

Cash collected

What buyers owed in the period against what they paid: due, collected, the collection rate (paid on or before the due date, out of what was due), overdue now and what is due in the next 90 days. With the default period the chart also shows the next 6 months of scheduled payments. The ten buyers with the most overdue are listed with a link to each.

Lead sources

Leads created in the period by source, with how many became buyers, the reservations they paid and their value. Reservations count whenever the lead's buyer paid, even after the period, so a source can show more reservations than Sales velocity counts for the period. Open a source to see its UTM campaigns. Leads created for a reservation are counted separately as Direct reservations.

Marketing spend and ROI

Owners and admins can record what they spent each month on each source under Marketing spend: the month, the source, the amount in EUR and a note. Adding the same month and source again replaces the amount. Edit changes an entry in place, but not onto a month and source that already has spend. With spend recorded you see the cost per lead, the cost per reservation and the ROI (reservation value minus spend, divided by spend). Sales staff can read the spend but not change it.

Spend is recorded for the whole workspace, so ROI and costs show only when all projects are selected.

Export

Each section has Export CSV for the period and project on screen. An export is cut at 20,000 rows; the file then ends with a note saying so.
