Agent commissions

Set what you pay agents, let paid reservations record the commission automatically, track it from owed to paid, and give agents a statement.

Commission rules, the ledger and statements are available on the Trial, Growth, Pro and Enterprise plans, the same plans as Reservations. The note agents see under their rules is available on every plan.

Set your rules

Under Settings › Commissions (owners and admins). A rule is a percentage of the agreed price (more than 0 and at most 20) or a fixed amount, and says when it becomes payable: on the reservation deposit, on the sale contract (the default) or on completion. The rule that applies to a sale is the most specific one: the agent's rule for that project, then the agent's rule for every project, then the project's rule, then the company default. With no rule, no commission is created.

The Note for agents is free text shown in the agent portal to signed-in agents only, for the terms a rule cannot say. Buyers cannot read it, and it never appears on the shared agent link.

Commissions are recorded for you

When a reservation is paid and an agent is behind it (they placed the hold, or the lead is theirs), bildflow records the commission as Owed, using the rule at that moment. The rule is kept on the commission, so changing it later never rewrites history. A paid reservation with no applicable rule is flagged on your dashboard; add the commission by hand from Commissions.

Owners and admins can also Add commission manually for any unit and agent, with the price and amount filled in. It can be linked to a reservation only once that reservation is signed or paid. A negative amount is a correction and needs a note.

Owed, approved, paid

  1. Owed — recorded, waiting for you. Edit the amount while it is owed.
  2. Approved — you confirmed it. Select several and approve them together.
  3. Paid — you paid it. Enter the date and, if you like, a reference. Paid is final: correct it with a new manual entry.
  4. Void — cancelled, with a reason. Cancelling a paid reservation voids an owed or approved commission; one already paid is left and flagged to you.

Sales staff can read the ledger but not change it. Use the filters (agent, project, status, period) and Export CSV for your accounts. An export is cut at 20,000 rows; the file then ends with a note saying so, so narrow the filters.

What agents see

In the agent portal, signed-in agents see their own commission terms under each project (their own rule first, then the project's and the company's), the note for agents, and My deals: their own commissions with status, amount and dates, and totals: owed and approved in full, and what was paid this year. A buyer appears as initials only. The shared link never shows commissions or terms: it is the link you forward to prospects, so rates and the note stay behind the agent's own sign-in. Agents are notified, in their own language, when a commission is recorded, approved and paid; a negative correction is called an adjustment.

Statements

Download statement (PDF) in My deals gives an agent their own statement, for this year or last year. Owners and admins filter Commissions to an agent and select Agent statement (PDF). A statement lists every commission recorded in the chosen period with its current status and paid date, and totals per status. Hebrew agents receive the statement in English.
